Canvas on Founders Hill, a 150-unit luxury for-rent townhome community, the first of its kind in the Fulshear area, is also currently under construction within walking distance of Fulshear’s Downtown District. One thing is for certain: as new residents and businesses continue to flock to the Fulshear-Katy area in record numbers, this community’s growth is unlikely to slow down any time soon.

The study prepared for Katy ISD also projected an additional 12,739 new homes in the Katy area during the same period. That is on top of the 9,150 new multi-family housing units projected for Lamar CISD and 9,668 projected for Katy ISD through 2027. “We are expecting a steady housing market for the next few years. With interest rates expected to continue a downward path and hopefully balance out at mid-year this year, we are anticipating a high rate of buyers wanting to capitalize on the lower rates.” Kennedy is hopeful that many of the sellers who missed the window during 2021-2022 will jump back into the market as well. Understanding that growth was imminent, community leaders have undertaken a cooperative and strategic approach to ensure that the growth could be managed in such a way that it enhanced the overall quality of life for both current and future residents. “Our greatest challenge moving forward

Comparatively, almost 89% of Fulshear residents have attended some college classes, and 73% have earned a bachelor’s or advanced college degree. As many of these original communities are at or nearing build-out, several new communities like Sunterra, Tamarron West, Fulshear Lakes, Fulshear Del Webb, Cross Creek West, and Pecan Ridge in Fulshear have recently opened and continue to offer a wide variety of amenities for new and prospective residents. “I definitely think that a few years ago, developers realized that there were not many housing options under $500,000 in the Fulshear area. They have capitalized on that and we now have some more affordable housing options, including some that are offering special new home buyer pricing,” explains Shelby Kennedy, Partner-Realtor at Greater Houston Real Estate Partners. “We are also seeing a new focus on homes and communities that cater to the needs of older adults and incorporating wellness-focused amenities, such as fitness centers, yoga studios, green spaces, and
