On August 12, 1935, the city signed a lease agreement with the Clearwater Yacht Club that included a description of the Mandalay property and the following provisions: To have and to hold the same for a term of ninety-nine (99) years beginning August 1 st , 1935, and continuing to and concluding upon the first day of August, A.D. 2034, for a total rental of $99.00, payable by the Lessee at the City Hall in Clearwater, Florida, in the manner following: The sum of $1.00 paid on or before the execution of this lease, receipt whereof is hereby acknowledged by the Lesser, and this sum of $1.00 to be paid on or before the first day of August of each and every succeeding year thereafter throughout the duration of this lease. The Lesser covenants and agrees to pay all outstanding and subsequent State and County Taxes and improvement assessments that may be levied or assessed against said property, and to suffer no taxes or assessments of any kind or nature to become or remain in default, nor to suffer or permit any tax certificates or tax deeds to issue upon said property or any tax sale to be had upon said property during the existence of this lease.
