AREA HOUSING COMMUNITIES
FM 359. Developers of Weston Lakes, one of the Fulshear area’s most well established communities have recently opened yet another new section called The Park at Weston Lakes, with Partners in Building as its marquee builder. “We believe in the Fulshear area and are really excited about all that it has to offer for our buyers! That’s why we have invested in significant lot positions in several of the area’s most prominent communities, Cross Creek Ranch, Fulshear Run and Weston Lakes,” says Ryan Rose, Area Manager for Partners in Building. In addition to the expansion of these established communities, several new master planned communities, including Del Webb Fulshear and Pecan Ridge, have recently opened for sales. Summerview, and Canvas on Founders Hill are currently in the development stages and are expected to be available for new residents in the near future. Driven by the availability of land and convenient access to SH-99 and I-10, most of the growth in the Katy area has shifted north of the I-10 corridor. In PASA’s updated Demographic Study prepared for Katy ISD in November 2022, the firm projected the development of 27,681 new single-family housing units
“Rising interest rates and general uncertainty in the financial markets have put somewhat of a damper on new and resale homes across the nation, but you wouldn’t know it based on the number of new master planned communities that continue to pop up around the Fulshear Katy area,” says Jason Hall of Mosswood Properties, a long-time Fulshear area resident and real estate broker. Population and Survey Analysts (PASA), a firm that studies demographics and population trends, released a study in 2020 which projected that the population of the Fulshear area will more than double from 2019 to the year 2028, reaching nearly 78,000 residents during that time. This growth is expected to be fueled through the development and expansion of a number of master planned communities throughout the area. Several well-known Fulshear area developments have opened new sections, including Cross Creek Ranch, which has recently opened a sister community along FM 359 called Cross Creek West, and Tamarron, which now extends to Woods Road, just east of
