This publication truly holds a piece of my heart. It offers me the opportunity to give back to my hometown. FULSHEAR: THROUGH THE YEARS

(commonly known as the “MKT” Railroad), which laid tracks through the area in the late 1800s. While the railroad became the lifeline of the community, the Katy prairie’s fertile soil helped to develop Katy into a major center for rice production. (The community celebrates this legacy with the Katy Rice Harvest Festival, an annual event held in Downtown Katy.) As Houston expanded westward in the late 20th century, Katy evolved into a popular suburban destination. Its proximity to Interstate 10 made it an attractive location for families. Today, Katy is known for its expansive master-planned communities, excellent schools, and vibrant parks—offering the charm of small-town life paired with access to big-city opportunities. From the original settlers to the many generations of community leaders that have laid the foundation for these thriving communities, Fulshear and Katy truly exemplify the balance between honoring tradition and embracing growth.
The arrival of the San Antonio and Aransas Pass Railway in the 1880s was a pivotal moment in Fulshear’s development. The railroad connected the small town to larger markets and attracted settlers eager to farm the fertile land. As trade flourished, Fulshear’s population steadily grew, and the town began to emerge as one of the area’s agricultural hubs. Throughout the 20th century, Fulshear remained a quiet agricultural community, its landscape dotted with family farms and ranches. However, in recent years, the community has witnessed a rapid transformation. With the recent influx of new residential and commercial development, Fulshear has become one of Texas’s fastest-growing cities while still managing to preserve its rural heritage. Like Fulshear, Katy’s roots stretch back to the early 19th century, when pioneers settled the region as part of Austin’s Old Three Hundred, establishing farms and ranches amidst the expansive prairie.
N estled in the vibrant landscape just west of Houston, Fulshear and Katy offer a fascinating glimpse into the region’s journey from rugged frontier towns to vibrant modern communities. Their histories are intertwined and filled with a resounding spirit of perseverance, innovation, and transformation. Fulshear’s story began in 1824 when Churchill Fulshear Jr. was granted
land as part of Stephen F. Austin’s “Old Three Hundred” colonization effort. After relocating his family from Tennessee, Fulshear established a thriving plantation along the Brazos River, cultivating crops like cotton and pecans, which were vital commodities in the early Texas economy. Fulshear’s plantation formed the foundation of the town’s economy and laid the groundwork for its early growth.

Katy and Fulshear by zip code
B oth the Fulshear and Katy areas have experienced exceptional growth, which has dramatically changed the suburban landscape west of Houston in recent years. This growth has also helped to create one of the most highly educated, culturally diverse, and economically stable areas in the State of Texas. A review of the demographic data derived from the US Census Bureau’s American Community Survey 5-Year Estimates from 2019–2023 provides a look into the details of life in the Katy and Fulshear areas. The data are organized by the 5-digit zip code tabulation areas (ZCTAs) used by the Census. The ZCTAs shown in the map are, in most cases, equivalent to USPS zip codes. While some of the zip codes do not fall entirely within either Katy or Fulshear, and others may contain parts of both areas, for the purposes of the charts contained in this publication, Katy’s ZCTAs will be referenced as 77449, 77450, 77493, and 77494. Fulshear’s will be referenced as 77406 and 77441. GEOGRAPHY, POPULATION, AND HOUSING Overall, the Katy zip codes referenced for the Katy area reflect a population increase of 395,745 in 2023 relative to the population in 2011. Meanwhile, the zip codes referenced for Fulshear reflect a population increase of 98,621 over the same period. As shown in Table 1, the zip code with the largest percentage growth was 77441 in Fulshear (558.8% growth since 2011), while 77450 in Katy was relatively flat with a total 7.3% growth since 2011. Several of the other zip codes also reflected substantial growth during this period — 77406 in Fulshear (109.8%), 77493 in Katy (172.9%), and 77494 in Katy (145.9%). Consistent with the population growth, zip code 77441 in Fulshear also showed the largest percentage growth in housing units (an increase of 463.4%) since 2011, while 77493 and 77494 in Katy as well as 77406 in Fulshear all posted triple-digit percentage growth over the same period. Census data reveals that the population and housing density are significantly higher in Katy zip codes 77449, 77450, and 77494 as opposed to the more recently developing areas comprised by zip codes 77406 and 77441 in Fulshear, as well as 77493 in Katy. HOUSEHOLDS AND FAMILIES Table 2 reflects the makeup of households in the Fulshear and Katy areas, based on age and marital status. The majority of the households consist of an average family size between 3 and 4 people (married couples with 1 to 2 children).

Overall, the 76.7% households in the Fulshear area appear to be headed by married couples, compared to 64.7% of households in the Katy area headed by married couples. Approximately 45-55% of households in both areas have children under 18 living at home, while approximately 17-27% of households have an adult over 65 living there. By and large, the Katy and Fulshear areas are relatively consistent in age distribution. However, the Fulshear area appears to have a lower percentage of householders living alone. DECLARED RACE AND ETHNIC ORIGIN Table 3 maps the distribution of these races as well as declared ethnicity. The population in the Fulshear and Katy area is highly diverse, with significant numbers of individuals claiming a multi-racial heritage. Those residents identifying within a single racial group are white by a small majority. The racial make-up of the remaining population varies by zip code, with a slightly larger African American population in several of the zip codes (77406 in Fulshear as well as 77449 and 44493 in Katy), while the Asian population is very close and actually surpasses the African American population in a few of the zip codes (77441, 77450 and 77494). Hispanic ethnicity has steadily increased over the years, ranging from a minimum of 19.6% (Fulshear - 77441) to 49.3% (Katy - 77449).

EDUCATION AND INCOME The distribution of educational achievement shown in Table 4 is divided into two age groups: 18–24 and 25 and older. All census blocks reflect that for the 18–24 range, at least 42.1% have achieved some degree beyond their high school graduation. In the 25-and-older group, a minimum of 85.7% (Katy 77449) have a high school degree or better, with most of the population attaining well above 90% (overall greater than 94%). Neighborhoods located south of I-10 show the highest percentage of both college and advanced degrees. Median household income (taken from owner-occupied housing only) from the 2023 ACS is shown in Table 5. Zip Codes 77441 in Fulshear and 77494 in Katy reflect the highest median household income in the area at $177,591 and $176,962, respectively, while several other zip codes (77406 Fulshear and 77450, 77493 Katy) register median annual household income levels above $100,000. Katy zip code 77449, while the lowest in the area at $85,934, is still well above national and state averages. EMPLOYMENT AND OCCUPATION According to the Greater Houston Partnership “Economy at a Glance” report presented in January 2025, the Houston region created approximately 62,500 new jobs for the twelve months ending November 2024. Both Houston and the US economy as a whole are poised for growth in 2025; however, the projected growth could be affected by several external factors, including interest rates, inflation, and consumer confidence. Table 6 shows the top 10 employers in the Katy area range in size from approximately 1,000 employees to over 17,000, according to data from the Katy Area Economic Development Council. Katy Independent School District has consistently been the area’s largest employer, with gas and oil producers BP America and Shell USA as the next largest.
