As I reflect on this past year and all the growth and exciting things going on in the community, I look to the future with much hope and enthusiasm! I find myself feeling fortunate for so many things — one of those being this amazing community that is thriving! On behalf of the Fulshear Regional Chamber for Commerce and the entire team at Hotshot Media & Events, I am incredibly proud to present the seventh edition of the Fulshear-Katy Area Community Guide & Directory. This publication truly holds a piece of my heart because it is an opportunity for me to give back to my hometown. Growing up in the Fulshear area and attending schools in both Lamar CISD and Katy ISD, I never dreamed that this quiet little town would develop into one of the fastest-growing communities in the country. It has transformed from the small one-blinking light town where I rollerbladed to my favorite fishing hole or coached swim practice in our neighborhood to the booming suburb it is today! After a few years in College Station attending Texas A&M University, I was fortunate enough to return home to raise my own family in this remarkable community.

I want to extend a huge “Thank You” to Don McCoy, Rachael Durham, and Thao Lam, as well as the Board of Directors at the Fulshear Regional Chamber for Commerce, who work so hard to serve the community. The Chamber does an incredible job of promoting and supporting local businesses. I am honored to be able to partner with them to produce the Community Guide & Directory. FULSHEAR REACHES A MILESTONE

The history of the area is intertwined with both prosperity and hardship, but ultimately, it has been the story of unrelenting perseverance and determination. As Fulshear proudly celebrates 200 years of its history in 2024, it is evident that the spirit of this proud community remains alive and well through the residents, community leaders, and business owners that turned out in record numbers for the City’s Bicentennial Celebration hosted at Fulshear High School in March. “Our city stands as a beacon of achievement and progress in Fort Bend County, proudly earning its reputation as the premier address in the region. As a testament to our commitment to safety, we take pride in being recognized as one of the safest cities in the United States. Moreover, our city’s dynamic spirit is evident in its rapid growth, solidifying our position as one of the fastest-growing communities in the nation,” says Annel Guadalupe, Director of Economic Development for the City of Fulshear. “In heartfelt appreciation to each citizen, your invaluable contributions have woven into the very fabric of Fulshear’s history, propelling our city to new heights of achievement, safety, and growth, making us all proud stewards of this flourishing and exceptional community.”

population dropped to around 100 people. Fulshear incorporated as a general law city with the State of Texas in 1977, and converted to a home-rule city in 2016. While both towns were originally established around railroad stops, their explosive growth over the past decade or so has been fueled by the westward growth of the Houston area, primarily due to the construction of new transportation infrastructure. Interstate 10 was originally opened in 1966, and the Katy area quickly felt the impact as its population began to grow rapidly. I-10 has now ballooned to an average of 26 lanes, including feeder roads and HOV lanes, and is one of the primary factors that has fueled the unprecedented growth of the Katy area. Meanwhile, the original development of the Westpark Tollway, as well as its recent expansion, has helped to fuel the current growth that has made Fulshear the fastest-growing city in the State of Texas. Real estate developers invested heavily in the community, developing numerous master-planned communities, office buildings, and retail centers. This has created a booming new market for industrial and distribution centers along the I-10 corridor.

S eparated by a mere 8 miles, the cities of Fulshear and Katy are more than just neighbors. They share a rich history, a vibrant present, and a promising future. The Fulshear Katy area, with its unique blend of cultures and traditions, has emerged as one of the most dynamic and diverse regions in the State of Texas. What is now known as Fulshear was originally established by Churchill Fulshear in 1824 as part of a land grant that he received from the Mexican government. While he passed away several years later, his son Churchill Jr. and his brothers served in the Texas Revolution, scouting the Mexican army as it crossed the Brazos River into the area that is now Fort Bend County. Churchill Jr. settled in the area and became a prominent landowner and cotton farmer. After the landowners in nearby Pittsville declined to provide a right of way for the San Antonio & Aransas Pass Railroad, the railroad approached Fulshear, who agreed to provide the right of way. This turned out to be a wise decision, and by the late 1880s, Fulshear became somewhat of a “boom town.” Immigrants began flocking to the area, and shortly after the turn of the century, the town,

which originally centered around Churchill Fulshear’s cotton gin and flour mill, had grown to include several saloons, stores, shops, and even a hotel. Much like Fulshear, the area that is now Katy was part of a land grant to James J. Crawford and ultimately derived its name from the MKT Railroad Company, which was often shortened to the “K-T.” The town site was originally platted in 1895, but the Great Hurricane of 1900 destroyed nearly all of the homes in the Katy area. Determined, the residents worked tirelessly to rebuild, and within a few years, they had developed the infrastructure to support local businesses, which included a hotel and saloon, among others. Within a few years, many more families began moving to the area with anticipation of prosperity, and the town grew around the original railroad stop. Katy quickly developed into a thriving farming community, with rice, peanuts, and cotton as its primary crops. The Katy Independent School District was founded in 1918, and the City of Katy was ultimately incorporated in 1945. Fulshear also fell on hard times during the early 1900s as the Great Depression caused many of its residents to move away in search of work, and the town’s

Katy and Fulshear by zip code

D emographic data help us delve into the details of life in Fulshear and Katy. This snapshot uses the most recent U.S. Census data available from the American Community Survey 5-Year Estimates, 2018-2022. The data are organized by 5-digit zip code tabulation areas (ZCTAs) used by the Census. ZCTAs, shown in the map, are, in most cases, equivalent to USPS zip codes. Katy’s ZCTAs are 77449, 77450, 77493 and 77494. Fulshear’s are 77406 and 77441. POPULATION AND HOUSING In a trend consistent with observations in previous editions of this Community Guide, Fulshear-Katy neighborhoods show large overall increases in population and housing over the past 10 plus years. Respectively, Fulshear’s and Katy’s 2022 populations total 85,254 and 380,986, increases of more than 200% and 47% relative to the 2010 census. As shown in Table 1, the two zip codes with the largest increases in population are Fulshear 77406 (7%) and Katy 77493 (15%). The other zip codes show increases of 2% or less. These numbers are in comparison to the ACS 2017-2021 data used in the 2023-24 Community Guide. The two zip codes with the largest increases in housing units are Fulshear 77441 (19%) and Katy 77493 (11%). The other zip codes had increases of 4% or less. However, compared to the 2010 US Census, particularly strong growth is still observed in neighborhoods to the west (Katy) and southwest (Fulshear): Katy ZCTAs 77493 and 77494 sustained more than a twofold growth increase, and parts of Fulshear (ZCTA 77441) actually tripled in population and housing since 2010. also decreased slightly in population since the 2019 ACS estimate, with the population of 77450 now essentially unchanged from the 2010 census. These trends likely reflect physical constraints and lack of room for growth. For example, Katy 77449 and 77450 are the densest in terms of housing at over 1,250 units per square mile. It makes sense that areas of sparser development to the south and west are also those that show strong growth. children in Fulshear-Katy. The majority of households consist of a single married couple with 3-4 children. Katy households tend to have slightly larger families. Differences are also evident in terms of the age distribution of children, with Fulshear 77441 having the lowest fraction of very young children (less than 8% of family households having children younger than six years of age) and the highest fraction of schoolchildren 6-17 years of age (73.9%). The spread in children’s ages with a given family unit is also interesting: e.g., Fulshear families tend to have the smallest fraction of children of all ages under 18 years (the category “age < 6 y and 6-17 y”) and the largest fraction of older school-age children (category “6-17 y only”). Fulshear 77441 (with the largest population and housing increase 2010 2022 of all Katy-Fulshear data) has the highest fraction of married couples (85.5%) and the lowest percentage of nonfamily households (7.3%). Despite the prevalence of households composed of married couples and their children, family households without a married couple tend to be headed by females by a significant margin in all districts except Fulshear 77441, where male

householders slightly outnumber female householders. Fulshear-Katy populations are also highly diverse, with significant numbers of individuals claiming a multi-racial heritage. Those residents identifying within a single racial group are white by a small majority (51.2%, down from 57% in ACS 2017-2021 data), with the remaining population of African American (12.4%), Asian (13.2%), other (8.4%) or multiracial (14.2%) origin. Table 3 maps the distribution of these races as well as declared ethnicity. Hispanic ethnicity percentages have stayed consistent since our last issue. EDUCATION AND INCOME The distribution of educational achievement shown in Table 4 is divided into two age groups: 18-24, and 25 and older. For the 18-24 cohort, in all census blocks at least 40% have achieved some degree beyond their high school graduation. In the 25-and-older group, a minimum of 85% (Katy 77449) have a high school degree or better, with most of the population attaining well above 90% (Fulshear-Katy overall greater than 94%). Overall, approximately 46% of the Fulshear-Katy population has at least attained a bachelor’s degree or better, and almost 19% of the total population

Standards for October 2023 show Houston maintaining growth in all areas except construction. The Greater Houston Partnership, in its “Economy at a Glance — January 2024,” forecasts Houston’s economic growth for 2024 to be slower than in 2023. Indicators for this include higher interest rates with tighter lending standards, a slow commercial real estate market, and labor shortages, among other issues. While growth is slowing, the local economy currently is not in recession. The Houston area has the second highest population growth in Texas and continues to rank No. 1 in Texas and No. 5 nationwide in tech job growth. Graphic 2 shows the top 10 employers in the Katy area that range in size from 2,000 employees to 11,547, according to data from the Katy Economic Development Council. Categories used are Education/Public Schools, various Headquarters (including Engineering, Oil and Gas) Fulfillment Services, Retail (including Stores and Offices, Grocery Stores), and Hospital.
