Leasing Expert more effective than your best leasing agent? SALES, Inc. Leasing Experts possess a pure sales personality profile. We recruit nationally and carefully select people with a proven, successful career track record in sales. Our Leasing Experts’ skills are further enhanced with formalized training. All new recruits are brought to our headquarters in Atlanta, GA and given 60-70 hours of training with an emphasis on closing as many pieces of qualified traffic as they can. The Leasing Experts have their total focus on leasing while on your property. Unlike property management firms, our Leasing Expert’s attention is not divided between property management, current resident retention/satisfaction and leasing. Our Leasing Experts’ are only focused on leasing. Using the skills developed in training, they close at 2 to 3 times the rate of traditional leasing agents. Our Leasing Experts receive day-to-day feedback and goal management. Our Director of Leasing is in
communication with all our Leasing Experts every day to ensure they are following-up well with prospective residents and consistently utilizing the Sales, Inc. closing techniques. In addition, we maintain regular communication with our clients to ensure your goals are being met and you are satisfied with our progress. Contract Terms (how long we are on property)/Other Considerations: Sales, Inc. works on short term agreements that typically last about 90 days. Ultimately, our goal is the same as yours: the fastest lease up possible. So if we complete the task of leasing up your property faster, then we wrap up our engagement sooner. Our Leasing Experts live onsite, in a furnished apartment provided by the client. This arrangement creates even further advantages. Not only are our Leasing Experts removed from the daily distractions that plague every management team, but they are also not concerned about commuting to and from the office. Every detail of our program is thoughtfully designed to create a faster leasing pace for your property. Pre-Implementation: Sales, Inc. staff will analyze the leasing pace for the market in the preceding months, review Internet advertising and ratings, review marketing sources and shop your competition. Following completion of the shops, we will conduct a pre-implementation informational call with the Owner, Manager, and other key stakeholders. This meeting is done via telephone to discuss both the leasing expectations and the Sales, Inc. processes that will ensure the quickest lease-up possible.
Sales, Inc. charges for expenses for our Leasing Experts, such as a per diem and rental car but ultimately, the program is built around a “pay for performance” model. We charge a fee for move-ins, meaning we are only charging you this fee once you know you have a resident in their apartment. The fee varies by property and we will establish and communicate that fee after doing some research on the property under consideration. Prices
